With views of
the Rocky River, floating staircases and personal decks, construction
of the Eleven River luxury townhomes is rapidly progressing. The
first buyer aims to move in around the holidays.
The Eleven River
project will include 11 townhomes when completed. Construction began
in the spring. Right now, construction is progressing on the first
building, which will house five units. The second building will
house six units. Three of the units have already sold.
“We are absolutely
thrilled that in the middle of a housing recession, we’re building
11 $700,000 units,” said Kory Koran, director of economic and community
development for Rocky River. “They’re unique because they’re right
on the Rocky River. Theoretically, you can fish right off the porch.
They have a very modernistic design with stainless steel and glass.
Even though the units are pricey, the buyers are getting a lot.
This is a one-in-a-million site. And it’s an $8 million investment
in the middle of a terrible housing recession.”
The starting
price of the units, which are on the Rocky River near the Westlake
Hotel, is $689,000, but the price will most likely increase once
the units are further along in construction, said Andrew Brickman
of real estate development firm DHC Associates.
The townhomes
aim to be environmentally friendly, and all will have geothermal
power. While this is more expensive initially, it pays off in the
long run, Brickman said.
“Geothermal
power provides up to a 70 percent savings on heating and cooling,”
he said. “We’re also using recycled materials, bamboo hardwood flooring
and sustainable plantation hardwood cabinets.”
Each townhome
will also feature a private rooftop deck, private dock, full security
system, two-car garage, 14-foot ceilings, a lower-level bonus room
meant for a fitness center or home theater and an elevator option
to travel through the floors and rooftop deck.

“I lived in L.A. for awhile, and many of the homes
out there look like this,” Brickman said. “They are built on a hillside
– like in Hollywood Hills. We wanted to do that here. We also wanted
to make them sophisticated and classically modern.”
